Los Nietos sits on the flat ground by the San Gabriel River, and drainage decides most of what happens to a roof here. The rain comes in a handful of heavy events rather than steadily, so a gutter or a low-slope drain that has been dry since April has to cope with months of runoff in an afternoon. The housing is mostly older single-storey with a fair number of low-slope additions and patio covers tacked on, and those additions are where the water usually finds its way in.

What we look at on an inspection

  • Date and details of the weather event being claimed against
  • Photographs taken before any temporary repair was carried out
  • Every affected element identified, not only the obvious one
  • Interior damage documented alongside the roof itself
  • Policy deadlines for reporting and for supporting documentation
  • Deductible and any applicable percentage clause
  • Whether the policy settles on replacement cost or actual cash value
